Planning Fees in Northern Ireland. Crumlin, Ballymena.

Planning Fees are charged by the Planning Service when an application is lodged. They can be more than you pay your Architect! These charges are meant to be the fees necessary to process an application. We are told they are not tax, but how can it cost £250,000 to process any application?

You have some limited rights to develop without Planning Permission. If in doubt check with the Planning Service. You may not need Planning Approval. It is the opinion of this Practice the range of permitted developments in domestic, and commercial properties needs to be extended and the fees (tax) charged for Planning Applications need to be reduced and the system speeded up.

The planning process is a significant cost on most developments. It can also causes delays to developments, and to employment. Can the Northern Ireland economy afford the Planning Service in its present form?



Domestic.


  Outline applications (housing).
£244 per 0.1 Hectares up to maximum of £9,467. £412 for single house.

Full Planning Permission (housing).

£823 (£412 for reserved matters)  for single dwelling.


Extension to a dwelling. Any alteration, construction of gates, walls, fences etc.

£275 for each dwelling.
 

Commercial, Housing, Mining & Agriculture.

 
  Change of use from dwelling house.
£670 for the first dwelling house. £244 for each additional house up to a maximum fee of £12,177.

  Other change of (non residential) use.
 £244 for each 75 sq.m of floor space up to a maximum of £12,177.

  Outline Planning Permission. £237 per 0.1 Hectares up to max £9,467.


Landfill Sites. £1500 per 0.5 hectares.

  Housing Developments. £345 for each dwelling if less than 50.
Then £103 for each dwelling over 50 up to a maximum of £257,250.

  Industrial, Commercial, Community use and
other buildings (not dwellings).
£175 where no floor space.
£175 if less than 40 sq.m of floor space is created. 
£345 for each 75 sq.m. of floor space created up to 3750 sq.m
£103 for each 75sq.m over 3750 sq.m up to a maximum of £257,250.

  Agricultural buildings including glass houses.
£919 for each 500 sq.m. up to a maximum fee of £12,177.

  Wind turbines, phone masts, sub stations.
£345 for each 0.1 hectare up to 5 hectares.
£103 for each 0.1 hectare over 5 hectares up to £257,250.
 
  Peat and mineral extraction. £1,775 for each 5 hectares up to a maximum of £31,950 (for peat) and £38,400 for minerals.
  Single level car parks incidental to
existing usage.
